Coverage runs from Caloundra and Golden Beach in the south, north through Currimundi, Wurtulla, Kawana Waters, Buddina, Mooloolaba, Alexandra Headland and Maroochydore, on to Marcoola, Mudjimba, Coolum Beach and Peregian Springs. Inland it runs through Nambour, Palmwoods, Woombye and Yandina, up onto the range to Maleny, Montville and Mapleton, and south through Eudlo, Chevallum, Mooloolah Valley, Landsborough and Beerwah.
Coastal plain and hinterland are not the same job
The Maroochy River catchment covers around 630 square kilometres on the eastern side of the Blackall Ranges; the Mooloolah covers about 196 and reaches roughly 25 kilometres inland. The Bureau of Meteorology describes both as susceptible to rapid flooding, but with an important difference: the flat coastal plain generally experiences longer-duration flooding, while the upper headwaters in the hinterland peak and fall faster. That difference decides what fails. On the plain, water that sits is what rots timber stumps, bearers and sills from the base up, and raising a floor above the defined flood level is often the point of the job. On the range, the water is gone quickly and the damage is movement — scour around footings, and ground that shifts under a stump that is otherwise perfectly sound. Localities the Bureau names as at risk span both halves: Eumundi, Yandina, Palmwoods and Eudlo in the Maroochy catchment, and Mooloolah, Tanawha and Mountain Creek in the Mooloolah.
Distance from the surf changes the stump
There is a second line across this region that has nothing to do with council boundaries. The corrosion guidance behind AS 4312, the Australian standard for atmospheric corrosivity zones, holds that chloride generated by ocean surf is the main driver of metal corrosion in Australia and that its influence does not normally extend more than about a kilometre from the coastline — with an explicit exception for flat terrain. The Sunshine Coast is a surf coast with a flat coastal plain, which is precisely that exception. In practice: at Marcoola, Mudjimba, Wurtulla or Golden Beach, salt is a real input into whether steel or concrete goes under your house. At Palmwoods, Woombye or Maleny it is not, and the choice comes down to ground movement and whether you want stumps that can be re-levelled later.
