What moves the number

Four things, in roughly this order. Access — whether a truck and jacks can get to all four sides, which is the single biggest variable on tight coastal blocks and steep hinterland ones alike. Stump count and condition, which is not knowable until someone is under there. Height, because raising is priced against a lift of up to approximately three metres and going higher changes the engineering. And ground, because a footing on the coastal sand plain and a footing on hinterland basalt soil are not the same footing. A published band tells you the order of magnitude; only a site visit produces a price.

How you get a real number

A firm price needs someone standing on the site, with access under the floor. What a phone call cannot establish: whether the stumps are original or already replaced once, whether the bearers and joists above them are sound, how the ground falls, whether a truck can reach the low side, and whether the property sits in a designated flood hazard area — which on the Sunshine Coast means a council flood information search before building work, returning the defined flood level and finished floor level for that specific address.
